How to Spot a Fake or Misleading PG/Flat Listing in Bangalore
Every renter who's spent more than a week searching in Bangalore has a story: a "PG near Ecospace" that's actually a 20-minute auto ride away, a photo that turns out to be a different building entirely, or a broker who wants a "booking fee" just to give you an address. None of this is unique to Bangalore, but the volume of listings across dozens of apps and Facebook groups makes it easy to lose track of what's actually real. Here's what to check before you get emotionally (or financially) invested in a listing.
Photos that don't hold up
Reverse-image-search a listing's main photo if something feels generic — stock-photo interiors, or the exact same room shown across five "different" PGs, are the most common tell. A real, owner-managed listing usually has photos with small imperfections: a slightly cluttered desk, a visible charger cable, a wall that isn't freshly painted for the shoot. Suspiciously perfect, catalog-style photos with no other angles of the property are worth a second look.
Ask for a couple of photos taken right now, not from the listing — a quick WhatsApp request. A real owner or manager can usually do this in minutes. Someone stalling on this, or sending the exact same photos again, is a signal to move on.
Pricing that's too good, or oddly specific
A price dramatically below every comparable listing in the same area is either a data-entry mistake or bait — a way to get you to call, then be told "oh, that one's taken, but I have this other one for ₹4,000 more." If a rent looks like an outlier, ask what's included (food, Wi-Fi, power backup) before assuming it's a deal; a lower number sometimes just means less bundled in, which is legitimate, but confirm rather than assume.
The "pay first, see later" pattern
This is the single biggest red flag in Bangalore's rental market: anyone asking for a deposit, "registration fee," or "booking amount" before you've seen the room in person or over a live video call. A legitimate owner has no reason to rush you into paying before you've confirmed the place is real. If they push urgency — "three other people are interested, pay now to hold it" — that pressure is the tell, not the price.
Video calls are underused here and solve most of this problem in five minutes. Ask the person to walk around the room, show the building entrance, and show a landmark visible from a window. Someone unwilling to do a two-minute video call for a room you're about to pay a deposit on is not someone you want to hand money to.
Brokers posing as owners
A common pattern: a listing describes itself as owner-managed, but the person you reach is vague about which room is theirs, redirects you to "their colleague" for details, or can't answer basic questions (exact floor, which side the room faces, what the neighbors are like) that an actual on-site owner or manager would know instantly. If the rent quoted keeps shifting between messages, or a "processing fee" gets mentioned before you've even asked about it, you're very likely talking to a broker working the listing, not the person who runs the place.
Directly ask: "Are you the owner, or do you manage this on their behalf?" A legitimate manager will say so plainly and isn't hiding it. Evasiveness on this one question is usually enough information on its own.
Addresses that don't match
Cross-check the address against Google Maps before agreeing to visit — not just that it exists, but that the pin drops where the listing claims (the right side of a main road, actually within the stated distance of the tech park or metro station named). A mismatch of a kilometer or two isn't necessarily fraud — Bangalore's areas blur into each other and OTHER PG-app.locations get fuzzy — but combined with any of the signs above, it's worth confirming out loud before you travel to see it.
The simplest filter: talk to the owner directly
